Project Description
This project involved the complete tear-off and replacement of a low-slope commercial roof system on a 30,000+ square foot industrial building in Santa Fe Springs, CA. The existing aging roof was replaced with a multi-layer SBS-modified bitumen system, designed for long-term durability and weather resistance.
The installation included:
- Mechanical and adhesive base sheet application
- Full torch-down SBS membrane system
- Integration of over 100 roof penetrations for HVAC and mechanical systems
- New roof drains and insulation adjustments for proper drainage
- Skylight re-flashing and sealing
- Final UV-resistant cap sheet for added protection
The new system meets current building standards and is backed by a comprehensive labor and material warranty. It not only improves performance and energy efficiency but also extends the service life of the facility.
Design Concept
The goal of this project was to replace an aging roof system with a modern, durable solution that would meet the operational demands of a high-use industrial facility. A multi-ply SBS modified bitumen system was selected for its long-term performance, UV resistance, and ability to handle a high number of roof penetrations without compromising waterproofing integrity. The new system provides clean lines, integrated mechanical pathways, and a seamless transition around HVAC and skylight units.
